Yes. Asset-based real estate investor loans in the USA are underwritten on the property and your plan, not on your tax returns. That is how self-employed investors, business owners and anyone with heavy write-offs get funded when a bank would stall.
But "no tax returns" is not "no review." Private lenders still look at the deal, your credit, your cash in the deal and your exit. This guide covers what replaces the tax return, what you still need, and how to tell which loan fits your project.
Not legal or tax advice. Loan terms vary by lender, product and state.
How Asset-Based Real Estate Investor Loans Work
An asset-based loan is approved mainly on the value of the property and what it will earn or sell for. At InstaLend, all five loan products are asset-based, so there are no W-2s, tax returns or employment verification. The property is the collateral and the main qualifier.
Why tax returns are not the underwriting file
A bank mortgage has to prove you can repay out of personal income. Investor loans are business-purpose loans. Federal Regulation Z, which implements the Truth in Lending Act, exempts credit for business purposes, and its commentary treats credit to acquire, improve or maintain non-owner-occupied rental property as business purpose. That is the legal backdrop that lets a lender underwrite the asset instead of your pay history. It is a lender's choice, not a rule, so some private lenders still ask for more.
The same logic means these loans are for investment property, not the home you live in. If you plan to live in the property, different rules apply.
Who this helps most
- Self-employed investors and business owners whose tax returns show low income after write-offs.
- Investors scaling quickly who hit a wall on conventional loan counts or debt-to-income limits.
- Anyone who needs speed. InstaLend gives a same-day loan commitment and typically closes in 7 to 14 business days after the appraisal report, versus the 30 to 60 days InstaLend cites for conventional banks.
- First-time investors, who can qualify with a solid deal and a plan.
What Lenders Check Instead of Tax Returns
The file shifts from you to the deal. Expect these checks:
|
What the lender checks |
Why it matters |
|
Property value (purchase price, ARV or NOI) |
The collateral drives the loan size |
|
Loan-to-value or loan-to-cost |
Sets how much of the deal the lender funds and how much you contribute |
|
Credit score |
InstaLend lists a 660 minimum FICO on its fix and flip, rental and multifamily products |
|
Experience |
Matters most on flips and construction; new construction needs a licensed GC or prior construction experience |
|
Appraisal |
Confirms value before closing |
|
Exit plan |
Sale, refinance or hold; required on bridge loans |
|
Borrower entity |
Many investors borrow through an LLC; InstaLend's single family rental loans close in an LLC |

What You Need to Apply and How to Get Started
Skipping the tax return does not mean skipping preparation. A tight package is the fastest route to a quick close.
- A clear deal: address, purchase price, and the renovation or construction budget.
- A plan and exit: what you will do with the property and how the loan gets repaid.
- Cash for your share: the portion the loan does not cover, plus closing costs.
- Entity information, if you are borrowing through an LLC.
- ID and credit consent, since credit is part of the review.
- Time for the appraisal, which drives the close date.
This list reflects typical market practice. InstaLend's exact document list is not published. Ask your loan officer.
Know the trade-offs
- Cost. Asset-based private loans generally cost more than bank loans, and speed and flexibility are the reason you pay it. InstaLend does charge $0 in upfront application fees; get the full rate, points and closing costs in writing.
- Short terms. Flip, bridge and construction loans are temporary. Plan the sale or refinance before you close.
- Your credit still counts. A very low score can narrow your options.
Before you sign with any lender, run through questions to ask hard money lenders.

FAQs
Can I get an investor loan with no tax returns?
Yes, with an asset-based lender. Approval rests on the property's value and your plan, not W-2s or tax returns. InstaLend requires no income verification on any of its five loan products.
Do I still need good credit?
Credit is still reviewed. InstaLend's homepage lists a 660 minimum FICO on its fix and flip, rental and multifamily loans. New construction requires a licensed GC or prior construction experience.
Does no income verification mean no documents?
No. You still submit property, budget and entity details, and an appraisal is part of the process. What you skip is personal income documentation.
Can I borrow through an LLC?
Often yes. InstaLend's single family rental loans close in an LLC, and its multifamily bridge loans allow LLC and entity borrowers. Confirm the rule for your product.
How fast can I close?
InstaLend gives a same-day loan commitment and typically closes in 7 to 14 business days after the appraisal report. Fix and flip loans list 10 to 14 days.
Is this available for the home I live in?
No. These are loans for investment and business-purpose property, not owner-occupied primary residences.
Which states are available?
46 states. InstaLend does not lend in North Dakota, South Dakota, Arizona, California or Utah.
