Please introduce yourself

My name is Jessica Lemon. I am an ex-firefighter turned full-time real estate investor. I started in January 2020 and purchased my first flip at the end of 2020. Since then, I’ve completed 4 flips and purchased a triplex. I am currently in 6 flips across three markets. My team has now grown from 1 to 5 and will continue to grow. We have very ambitious goals and dreams, and it is imperative to have reliable workflows in place. 

How did you get started in the real estate business?

The schedule of a firefighter is very demanding, and I was frequently away from my husband and first child (I now have 3) between two and three days per week. I knew deep down that I wanted time and financial freedom. After a couple of years and many conversations with my husband, I put my two weeks in and jumped head-first into real estate. I knew this would be the solution to help us achieve financial freedom and build generational wealth. 

What are some hot markets for real estate that you are excited about?

I absolutely love Texas’ real estate market. I have been in different markets, and Texas has to be my favorite for many reasons. I am also a fan of the real estate sector in Florida. 

How do you source your real estate deals?

I’ve been able to find deals through my awesome investor-friendly agents, wholesalers, and project manager in Texas specifically. 

What are some checks and balances you’ve put in place to protect your real estate transactions? 

Creating a well-balanced team where each member has their own area of expertise (i.e., deal sourcing, negotiating, underwriting, design, and more). Your partner(s) should be able to compensate for areas where you lack experience. 

What is one piece of advice you would give someone starting their real estate career?

Gain a basic knowledge of real estate and start building professional relationships. I wouldn’t be where I am today without networking and building those solid relationships. After establishing a strong foundation, just go for it. 

What is one software you use for your business and recommend to others? 

I am a huge fan of Privy. It allows me to analyze different deals across the United States and the community that is integrated within that platform. For instance, I found an awesome wholesaler who sent me a flip in Dallas that we closed in July. 

What is your superpower in life?

I believe my superpower is being able to connect with people. I care so much about my relationships and I truly value people. I’ll say it again, I wouldn’t be where I’m at today in my real estate investing career if it weren’t from the amazing people who I’ve had the pleasure of meeting. 

What is a failure you’ve had in life that set you up for eventual success?

Jumping into the wrong career. I remember conversations I had with seasoned firefighters who were on the verge of retirement. Hearing what they needed to do to lead a comfortable retirement did not sit well with me. That’s when the thoughts of time and financial freedom came to mind. Once that light bulb went on, I couldn’t turn it off. 

What is one book that has influenced your life the most? Why?

Who Not How” by Dan Sullivan. It is one of the most amazing books that have completely changed my mindset. I won’t give it away, but the premise of the book is getting out of that limiting belief that you have to do it all. No matter what field of work you specialize in, this book will change your life for the better.
